Who we are?
At BZB Concept & BZB Projekt, we assist our clients in making decisions regarding real estate investments and planning. We can assess the properties, their technical and architectural potential, we design and help our clients create buildings that fill the space best and most efficiently. How do we identify potential risks and challenges? The answer is simple – designing and working with contractors on-site and real estate decision makers are part of our daily routine for over 10 years.
How do we help?
We help identify design, technical, environmental, and procedural risks, and obtain all necessary decisions, technical conditions, and permits from city offices. We make inventories, expert opinions, analyze the archives of administrators of every type of building. Basically, we do everything it takes to accurately describe the history of the site, facility, its condition and all risks related to it.
On a daily basis, we work alongside investors such as: the City of Łódź, Ghelamco, HB Reavis, Echo Investment, Skanska Property Poland, Warimpex, Deloitte, Veolia Energia Polska, A&A and PBDiM. One significant aspect of our current operations is our involvement in The Solidarity Transport Hub (CPK – Centralny Port Komunikacyjny), a megaproject led by the Government of Poland. In addition, we actively participate in the public and cultural life of the City of Łódź, support the activities of social organizations in Łódź, and take part in workshops, conferences and fairs (including MIPIM Cannes, Expo Real Munich, Open Days Brussels, EKG Katowice, EFG Łódź, Property Forum) concerning both the revitalisation of cities and directions of modern development as well as issues related to communication and infrastructure. In 2019, we founded the "City Dialogues" Federation and organized the conference "City Dialogues vol. 1".
Since 2021, we have been handling social media communication for the construction of the Łódź cross-city tunnel. We run "TunELove" Facebook profile and YouTube channel where we translate engineering jargon into the language of community benefits.
What do we design?
We have extensive experience in projects related to the revitalisation of both post-factory complexes and residential buildings, as adaptations of post-industrial complexes or adaptations of tenement houses. Due to our active participation in the Area Revitalisation of the City of Łódź, thanks to our active involvement in the development of the New Center of Łódź, we have extensive experience in city-forming projects and resident-friendly spaces. For example, we played a role of General Designer for the Kobro Market Square project and the underground road in the New Center of Łódź, which constitute the main front of revitalisation transformations.
In terms of infrastructure, communication and transport solutions, we had the pleasure to co-create large multi-family housing estates such as “Fuzja” (MIPIM 2025 Awarded) and “Zenit” in Łódź. We are not indifferent to the challenges of the warehouse market. Our portfolio not only includes cooperation with top nationwide developers, but also showcases designs for production, logistics and warehouse facilities.
In addition to supporting various development companies, our experience involves implementing of numerous Functional and Utility Programs for the City of Łódź, as well as participation in all administrative and construction procedures related to the construction of the Łódź Fabryczna Station, including obtaining a building permit for the Railway Station.
Who?
Our team currently consists of approx. 30 people: multi-discipline engineers, architects, constructors, civil engineers and managers. The founder and CEO of the company is Bartłomiej Zgorzelski, who is also strongly involved in building a community in the construction sector in Poland. Bartłomiej is a member of the Council of the Lodz University of Technology and also the Polish Chamber of Construction and the Construction Committee in the Polish Chamber of Commerce, as well as the Social Representative of the Mayor of Lodz for development and entrepreneurship. For his social activity, he was awarded the Bronze Cross of Merit by the state authorities.
